These Terms and Conditions constitute a legally binding agreement between you and SHYFT REAL ESTATE LTD (trading as SHYFT REAL ESTATE Rentals) governing your use of our accommodation booking services, website, and related platforms.
By accessing our website, making a booking, or using any of our services, you acknowledge that you have read, understood, and agree to be bound by these terms in their entirety. If you disagree with any portion of these terms, you must discontinue use of our services immediately.

- Disruption to neighbours or community
Age and Capacity Requirements
All users must be at least 18 years old and possess the legal capacity to enter binding contracts under UK law. Users booking on behalf of minors remain fully responsible for their conduct and compliance with these terms.

Community Consideration

- • Report safety hazards immediately
Communication and Cooperation
- Maintain open communication with property management and support staff
- Respond promptly to reasonable requests for information or property access
- Report maintenance issues, safety concerns, or emergencies immediately
- Provide accurate occupancy information and notify of any changes
3 Content Guidelines and Restrictions

- • Constructive feedback about services and facilities
- • Legitimate questions about booking processes
- • Respectful communication with staff and other users
- • Factual information about accessibility or special needs
Prohibited Content
- • False, misleading, or defamatory statements
- • Discriminatory, offensive, or harassment content
- • Content that violates intellectual property rights
- • Promotional material for competing services
- • Content that violates privacy or data protection laws
4 Indemnification Obligations
Your Indemnification Responsibilities
You agree to indemnify, defend, and hold harmless SHYFT REAL ESTATE Rentals, its officers, directors, employees, agents, and affiliates from and against any and all claims, damages, obligations, losses, liabilities, costs, or debt, and expenses (including legal fees) arising from:
- • Your use of our services or violation of these terms
- • Your violation of any third-party rights, including intellectual property rights
- • Any damage or loss caused by your negligence or wilful misconduct
- • Legal violations or regulatory non-compliance during your stay
- • False or misleading information provided in booking applications

We specifically disclaim all implied warranties including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that our services will meet your requirements or be uninterrupted, timely, secure, or error-free.

6 Limitation of Liability
Maximum Liability Limits
IN NO EVENT SHALL SHYFT REAL ESTATE RENTALS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:
- • Loss of profits or business opportunities
- • Loss of data or confidential information
- • Personal injury or property damage
- • Travel expenses or accommodation costs
- • Emotional distress or inconvenience
- • Third-party claims or demands
- • Service interruptions or delays
- • Loss of use or enjoyment
Total Liability Cap
Our total aggregate liability to you for any claims arising from or related to these terms or our services shall not exceed the total amount paid by you to SHYFT REAL ESTATE Rentals in the twelve (12) months preceding the claim, or £500, whichever is greater.
7 Consequential Damages Exclusion

11 Severability Clause
If any provision of these Terms and Conditions is held to be invalid, illegal, or unenforceable by a court of competent jurisdiction, such provision shall be deemed severed from these terms, and the remaining provisions shall continue in full force and effect. The invalid provision shall be replaced with a valid provision that most closely approximates the intent and economic effect of the invalid provision.
